The site is located on a gentle slope of a hill near the backwaters of Khadakwasla Dam in Pune. The ease of this road, adjacent to the state highway, allows any landowner to construct up to 10 per cent of the net plot area for motel design. Ground plus the first floor is permissible only for such projects, and a separate NOC is required before approval.

The gradual slope was a positive aspect of the entire site, and this slope backwaters gave us the opportunity to position the entire structure in a way that maximises the view of the backwaters of the dam. The facility includes an open deck restaurant with covered seating arrangements, a kitchen and four rooms on the first floor. A hall has been designed in the basement for small functions, which is accessible from the spacious lawns next door.

Mainly, the entire place is surrounded by small hills, so the natural views are visible from all sides of the place, hence, the location of the rooms has been done in such a way that the surrounding view is visible from all the rooms. Along with this, a large-sized terrace has also been designed on all the floors where facilities like outdoor sitting and a terrace garden can be created. On the terrace, natural green pergolas will be placed in a step pattern on different floors, creating a rhythm throughout the elevation.
